This document has been updated with the owner’s commercial decisions and current provider terms, but has not yet been reviewed or approved by Australian legal counsel. It is published for launch review and is not yet the final approved statement of your rights or ours.
Who these terms are with
These terms are between you and Christopher Michael, trading as Home Logbook (ABN 50 806 369 057), a sole trader based in Australia. In these terms “we”, “us” and “Home Logbook” mean that person. By creating an account or using the service you agree to these terms.
You must be at least 18 years old and able to enter a binding agreement to create an account or use an AI feature. The service is not directed to children.
Your Australian Consumer Law rights are not excluded
Nothing in these terms excludes, restricts or modifies any guarantee, right or remedy you have under the Australian Consumer Law that cannot lawfully be excluded, restricted or modified.
Our goods and services come with guarantees that cannot be excluded under the Australian Consumer Law. For a major failure you are entitled to a replacement or refund, and to compensation for any other reasonably foreseeable loss or damage. You are also entitled to have the service remedied if it is not of acceptable quality and the failure does not amount to a major failure.
Where we are permitted to limit our liability, we limit it to resupplying the service or paying the cost of having it resupplied.
What you get, and what it costs
Free. A logbook for one property, with limits on stored documents and visible maintenance items. Free features include the property snapshot, document scanning and photo analysis.
Trial. 7 days of the full logbook, including forwarding documents to your logbook’s email address. The trial does not include the property report — that is a separate purchase, or included with Pro. No payment method is required to start it. It does not convert to a paid subscription — when it ends your account returns to the free plan and nothing is charged.
Pro. A$19 per month, or A$182.40 per year. Prices are in Australian dollars and include GST. Subscriptions renew automatically for the same period until you cancel.
Property report. A$29.99 as a one-off purchase, in Australian dollars including GST. You are buying one report for the address you nominate.
We may change prices for future billing periods. If we do, we will tell you before the change takes effect and you may cancel before it does.
Tax invoices. We are registered for GST, so a purchase you pay for is a taxable supply and we email you a tax invoice for it automatically — you do not have to ask. A purchase fully covered by a discount is not a taxable sale, so it gets a receipt instead.
Cancelling, refunds and failed payments
You can cancel a subscription at any time from billing settings. Cancellation takes effect at the end of the period you have already paid for; you keep access until then.
If a payment fails we may retry it and may suspend paid features until it succeeds. We will not delete your records because of a failed payment.
We do not promise a refund simply because you change your mind about a subscription period or a one-off report after supply has begun. You may still ask us and we may provide a full or partial refund case by case. This discretionary policy does not limit any refund, re-supply, cancellation or compensation right you have under the Australian Consumer Law. If a report is not delivered, is materially defective or is not reasonably fit for a purpose you told us about, contact us so we can investigate and provide the remedy the law requires.
Your content
What you put in your logbook is yours. You give us the permission we need to store it, process it and show it back to you — including sending it to the service providers described in our privacy policy so the product can work. We do not claim ownership of it and we do not sell it.
You are responsible for having the right to upload what you upload, and for what you choose to share. When you create a share link or transfer a logbook, you are disclosing those records to the person you send it to.
Property information, estimates and hazard information
Home Logbook records and organises information about a property, and generates AI-assisted summaries and insights from it. Any price, rent, growth, renovation-return or other estimate is a statistical or automated indication only. It is not a formal valuation, appraisal, lending valuation, price guarantee or prediction of what a property will sell or rent for.
Hazard and planning information may be based on broad mapping layers, address matches and government or commercial datasets. A displayed flag does not replace a site inspection or an enquiry to the relevant authority. “Unknown”, “not available” or no returned match is not an all-clear and does not prove that a hazard, restriction, easement or planning issue is absent. Conditions and official records can change.
Home Logbook is not legal, planning, valuation, financial, insurance, building, conveyancing or trade advice. Before buying, selling, financing, insuring, renovating or relying on a safety or compliance conclusion, check current source records and obtain any inspection, certificate, search or professional advice appropriate to your decision.
AI output is generated probabilistically and may misread a document, image or underlying data. Review the source material and correct your logbook if an output is wrong. These limitations do not reduce the consumer guarantees and remedies preserved above.
Third-party data and maps
Some property information is supplied by HtAG Analytics, Geoscape Australia, Google Maps and government or industry sources. Their content can be delayed, incomplete or unavailable, and remains subject to the source attribution, copyright and permitted-use terms displayed with that content. Home Logbook does not own or independently verify those datasets.
HtAG-sourced information is provided for general information and must not be represented as a formal valuation, appraisal or guarantee. Where it appears, the service displays Data sourced from HtAG Analytics. Geoscape-derived address and building information remains subject to the Geoscape copyright and disclaimer notice and any attribution shown beside it.
The service includes Google Maps features and content. Your use of those features is subject to the current Google Maps/Google Earth Additional Terms of Service and the Google Privacy Policy. Do not remove source attributions or extract, scrape, bulk-download, resell, republish or use third-party data as a standalone database except where the relevant provider expressly permits it. You may use the reports and views we supply for your ordinary property-related purposes.
Ending your account
You can delete your account at any time from your account settings. You can download everything in your logbook from the same page, before or instead of deleting.
We may suspend or terminate an account if you breach these terms, if we are required to by law, or if the account is being used in a way that harms the service or another person. Except where the breach is serious or we are legally prevented, we will tell you first, say why, and give you a reasonable opportunity to fix it. If we terminate your account other than for your breach, we will refund the unused portion of any period you have paid for.
In every case except where the law requires otherwise, we will give you a reasonable opportunity to export your records before they are deleted.
Changes to these terms
We may update these terms. If a change materially affects your rights, we will tell you before it takes effect, and you may cancel before it does. Continuing to use the service after that means you accept the updated terms.
Complaints and disputes
Contact us through the contact form or at privacy@homelogbook.com.au. Please identify the account or order concerned and explain the outcome you are seeking. We will investigate fairly, may ask for more information and aim to give you a substantive response within 30 days.
Subject to any law that must apply, these terms are governed by the laws of New South Wales, Australia. You and we submit to the non-exclusive jurisdiction of the courts of New South Wales and courts entitled to hear appeals from them. This does not prevent you from exercising a right or remedy available under the Australian Consumer Law or another mandatory law, or from taking a complaint to a regulator.
